We advertise the property as soon as we receive notice to leave from tenants and normally move new tenants in within a couple of days of a tenancy ending.

Preferential rates on essential property maintenance

Properties need maintaining in order to continually attract the best tenants and acheive a good rental return. Instead of having to hunt around for plumbers, electricians or painters and decorators, you'll have access to our teams of maintenance contractors and sub-contractors. We've already negotiated the best possible price from the most suitable contractor for the job.

We supply contractors with large volumes of work and this means they are able to offer us preferential rates on both parts and labour. These savings are passed on to you so you always know that you're getting the best possible price for a job.

The highest quality tenants

Every one of our tenants must pass our strict referencing process. We only accept applications for tenancies from people who are able to afford the rent and have a good history of meeting their financial obligations and looking after landlord’s properties. Depending on the individual circumstances of a tenant, we may also require them to provide a suitable guarantor.

We do not accept applications from tenants with CCJS, IVAS or those who are bankrupt.

We do not accept applications from tenants in receipt of housing benefit (unless by special arrangement with individual landlords).

We always ask the tenant’s employer to provide a written reference.

We always ask the tenant’s previous landlord to provide a reference to ensure they have looked after the property and paid the rent on time.

Rent Guarantee Sometimes the personal circumstances of a tenant can change and they may start to have difficulty paying their rent. Enjoy the peace of mind that knowing that in the event your tenants are unable to pay the rent, you will still receive an income whilst the tenancy is brought to an end.

Dedicated property management

Your dedicated property manager will look after your property and the tenants for the duration of the tenancy. We’ll check the tenants into the property and run through an inventory, we’ll deal with meter-readings and transferring the utilities and the council tax bills into the new tenant’s names.

We’ll make regular property inspections to ensure the tenants are looking after the property and any issues are addressed.

We’ll deal with any maintenance issues on your behalf. Our dedicated maintenance contractors provide the expertise you need at reasonable prices. We’ll make sure you don’t pay a penny more than you need to.

We check the tenants out at the end of the tenancy, arranging deposit deductions and maintenance works where required.

Electronic invoicing We send instant statements of account for all your rental income and expenditure. You'll be able to see at a glance how much rent you have received and details of any expenditure. we can also help you complete your annual tax return.
