Why rent with Phillip james?

How do I go about letting a property?

Start by registering your details with us so we can help you find the home that's right for you.

Then you can start your search for a home.

Once you have found a property to rent:

When you have found a property you would like to rent, you will need to pay a £200 holding fee in order to reserve your chosen property (this payment is then deducted from your final bill, which includes the first month's rent and your security deposit). We will then start the referencing process which will include employer's and landlord's references and a credit check.

Do you really have to reference me?

Yes we do. If you are unable to provide references or do not pass the credit check then don't worry, you may be asked to provide a 'guarantor' in order to satisfy the landlord that the rent will be paid each month.

What will I need to pay before I move in?

You will normally need to pay a six week deposit (eight weeks if you intend to keep pets in your new home) together with the first month's rent. You will also need to pay the administration fee of £145 per tenant.

Who holds my deposit and will I get it back?

You will pay your deposit to us and we will pass it to the Deposit Protection Service (DPS). The DPS protects deposits paid by tenants and makes sure that the return of your money at the end of the tenancy is dealt with fairly.

Moving in

We will meet you at the property at the start of the tenancy to make sure everything is to your satisfaction. We will take meter readings for utility companies and answer any questions you may have.
