
Finding a home through Phillip James is straightforward and entirely online — and we run it as fairly as we can, for everyone who applies. Here’s how it works, what you’ll pay, and what to expect once you’re in.

Applying takes a few minutes and is entirely online. You also get to introduce yourself to the landlord in your own words, so you're a person, not just a form.
Once the landlord accepts, a professional, independent referencing agency runs the usual checks — identity, income, credit history and previous landlord. It typically takes 2–5 working days, and we'll come back to you by email if anything needs a quick word.
You sign the tenancy, we register your deposit with the DPS, an independent inventory provider records the property's condition, and the keys are yours.

A fair process, whoever you are.
Everyone applies the same way and is judged on the same basis. The introduce-yourself step means the landlord sees the person behind the application — and because referencing is handled by an independent agency, the checks stay objective. No queue-jumping, no guesswork. We keep things in writing by email, so there’s always a clear record of what’s been agreed.
Capped at one week's rent. It reserves the property while referencing runs, then goes towards your first payment when you move in.
Capped at five weeks' rent (six if the annual rent is over £50,000), registered with the DPS within 30 days. You'll get a deposit certificate.
An independent provider records the property's condition at the start and end of the tenancy — a neutral record that protects you as much as the landlord at check-out.
Your money is held safely and fully safeguarded under our Client Money Protection.
Beyond rent and these deposits, there’s nothing else to pay to rent through us. The Tenant Fees Act permits only a short list of charges, and we keep to it — no admin fees, no referencing fees.
Report it through our online maintenance form — the link’s in your move-in pack. We’ll triage it, get quotes where needed, and arrange the work with vetted local contractors. Genuine out-of-hours emergencies are covered too; the details are in your pack.

Under the Renters' Rights Act 2025, a landlord can't unreasonably refuse a request to keep a pet — they have to consider it and respond. Tell us when you apply and we'll put your request to the landlord.
