It's the most village-like neighbourhood in the Worthing orbit — narrower streets, more mature trees, fewer through-roads than the central areas.
The housing is a mix of inter-war and post-war bungalows, family houses on quiet roads, and pockets of newer development further inland. The village centre has a small Co-op, a couple of pubs, a bakery, and the kind of community noticeboard that's still actually used. The Ferring Nature Reserve and the rife (a small tidal stream) give the village its character.
