“We have been using Phillip James Lettings since 2008 to help us with 2 flats we rent out. Prior to that we used a couple of the bigger names out there but I'm so glad we made the change — and stuck to it!”
“As a private landlord of a house in the Preston Park area of Brighton, it was refreshing to deal with such a professional and knowledgeable letting agent.”
“The service they give is friendly, super helpful and personal — and that goes for our tenants as well. Having had some very rude and brusque treatment from various lettings companies when I was a renter, this was important to me as I didn't want people renting from us to feel as I had back then.”

Get a valuationThe Shoreham-by-Sea market is moving at a reasonable pace through the early summer. Two-bedroom properties are the backbone of what's available — predominantly flats — and they're letting inside ten days, with median rents sitting around £1,450 a month. One-beds are taking around a fortnight and typically achieve £1,250 a month, though there's very little available at the moment. Three-bedroom houses are also moving in roughly a fortnight, with rents around £1,825 a month, and there's a modest choice of them currently on the market.
Larger properties — four bedrooms and above — are thin on the ground and haven't produced enough recent lets to say anything reliable about pace. The activity-to-listing ratio across the town looks reasonably healthy for this time of year, consistent with the summer moving season running at a steady rather than stretched tempo.
For investors considering flats, gross yields are currently running at around 7%; terraced and semi-detached houses tend to come in lower, broadly in the 5–5.5% range, reflecting higher purchase prices relative to rents at the three-bedroom level.

About this data
These figures describe the Shoreham-by-Sea rental market— typical (median) rents by bedroom, how long homes are taking to let, overall demand, and an estimated gross yield. Rents and days-to-let are drawn from current and recently-let comparable listings in the area; we use medians rather than averages, so a handful of unusual listings don’t distort the picture. Gross yield is a year’s rent against the typical recent sale price for the same property type, matched by bedroom count (the Land Registry doesn’t record bedrooms), with the headline figure blended across property types by their share of the local rental market. Sale prices are from HM Land Registry Price Paid. Figures are current as of July 2026 and refreshed regularly — all are indicative, and individual properties vary.
