What Rent Guarantee actually means

The rent arrives, even when it doesn’t

The rent still lands.
If a tenant falls behind, the policy pays the rent to you each month — so a default doesn't become a hole in your income while it's sorted out.
2.
We make the claim, not you.
Phillip James holds the policy and you're the named beneficiary. When something goes wrong, we deal with the insurer and run the claim end-to-end — there's nothing for you to administer.
3.
Legal costs are covered.
If it comes to recovering possession through the courts, the policy covers the professional and legal costs of doing it properly — up to the policy limit.
4.
Cover carries past the void.
Once you have the property back, the policy keeps paying 75% of the rent for up to three months while we re-let — so the gap doesn't land on you either.

Vacant possession: Once you have the property back, 75% of the rent for up to three months while it's re-marketed.
Legal & professional costs: The cost of pursuing possession or recovering rent through the courts, up to £100,000, where there's a reasonable prospect of success.
Disputed rent increases: If a tenant challenges a valid annual (Section 13) increase at tribunal and the tribunal sides with you, the lost income is covered.
No excess to find: On a tenancy set up the way we set them up — properly referenced, with a deposit held — there's no excess for you to pay on a claim.
Insurance-backed & regulated: Underwritten by AmTrust Specialty Limited and arranged by Let Alliance — both authorised and regulated by the FCA, and protected by the FSCS.

What is Rent Guarantee?

An insurance policy that pays your rent if your tenant stops paying. Phillip James holds the policy and you're named as the beneficiary, so if a tenant falls into arrears the rent still reaches you while the matter is resolved — and the cost of recovering possession is covered too.

Who holds the policy — me or Phillip James?

We do. Phillip James is the policyholder, and you have an 'interest in' the policy as the beneficiary — you don't buy or manage an insurance policy yourself. If a claim is needed we make it on your behalf, and when it succeeds the benefit comes to you through your management agreement with us.

What does it cover, and what are the limits?

Unpaid rent up to 24 months (to a £100,000 limit), the legal and professional costs of recovering possession (up to £100,000), and 75% of the rent for up to three months once the property is empty while we re-let. Disputed Section 13 rent increases are covered too. The exact figures and full terms are set out in the Let Alliance policy wording.

What does it cost?

3% of the monthly rent plus VAT, added to your Fully Managed service. There's no separate excess for you to find on a tenancy set up the way we set them up.

When does the cover start paying?

There's no excess and no long waiting period. The rent is covered from the start of the arrears — it accrues daily and begins to be paid once the unpaid rent passes £250, then monthly while the situation is resolved. We notify the insurer as soon as it's clear the rent isn't coming.

What do I need to do to stay covered?

Very little — we handle it. The cover depends on every tenant and guarantor being properly referenced before move-in, a deposit being held, and the tenancy kept compliant. That's all part of how we run a managed tenancy anyway, which is why the cover actually pays out when it's needed.

What isn't covered?

It's rent protection, not buildings or contents insurance. It won't cover damage to the property (that's what the deposit is for), non-rent charges like utilities, or a claim where the tenancy wasn't set up to the policy's conditions. We make sure those conditions are met from the start.

Is it properly regulated?

Yes. The policy is underwritten by AmTrust Specialty Limited and arranged by Let Alliance — both authorised and regulated by the Financial Conduct Authority — and it's protected by the Financial Services Compensation Scheme.
