Compliance work — gas safety, EICR, EPC, PAT testing, legionella risk assessments, and smoke and carbon-monoxide alarm fitting — is paid by the landlord. Costs vary by property and are quoted in writing before any work is instructed.
Under the Tenant Fees Act 2019, the only payments a tenant can be charged for are those listed below. Phillip James does not charge tenants any other fees.
