Broadwater Road runs the spine, lined with independent shops, two pubs, a butcher, a deli, and a Saturday morning that smells of bread.
Housing is mostly Edwardian and inter-war semis with bay windows and front gardens, broken up by pockets of Victorian terraces closer to the village and 1960s estates further north. The streets around Broadwater Green draw a premium; Broadwater Manor School (independent) is well-known locally and adds character to the conservation area.
