Get a valuationThe Broadwater rental market is predominantly flat-led, with one- and two-bedroom properties making up the bulk of what's available and letting at a steady pace through what has been an active summer period. One-beds are typically finding tenants around a week, with rents sitting at a median of £1,025 a month. Two-beds — the most active part of the market right now — are letting in roughly a fortnight at around £1,300 a month, with a range broadly between £1,225 and £1,425. Three-beds are also moving, though a little more slowly, taking two to three weeks and commanding around £1,750.
Larger houses are a different story. Four-bedroom properties are available but we haven't seen clean recent letting data for that size, and five-plus bedroom homes are similarly quiet — thin on the ground and slow to move at this end of summer. At £2,000 and above, it's a narrower market and landlords should set expectations accordingly.
For investors, gross yields on flats in Broadwater are running at around 7.5%, with terraced houses closer to 6% — the gap reflecting the relative price points rather than anything unusual in rental demand.
