Findon Valley is the suburban shoulder between Worthing's northern edge and Findon village proper — south of the A27, family-sized housing, walking access to the South Downs, and noticeably more space per pound than central Worthing.

Get a valuationFindon Valley sits in the bowl of land between Worthing's northern suburbs and Findon village, with the South Downs rising immediately to the north and the A27 forming a natural southern boundary. The area takes its name from the valley itself — and its character from being a 1930s suburban expansion that grew up around the Findon Valley shops on Findon Road.
Most of the housing is 1930s and 1950s semis on broad curving streets — Cissbury Drive, Highdown Drive, Vale Avenue — with bigger gardens and off-street parking than you'd find in central Worthing for the same money. Pockets of newer infill exist around the Valley shops parade, and a handful of larger detached houses sit nearer the Downs. Cissbury Ring and Highdown Hill are on the doorstep for walkers.
“A 10-minute drive from the seafront, with the Downs five minutes away.”
A snapshot from the properties we have comparable data on in Findon Valley. Median monthly rent and the typical range for each size of property.
No train station in the Valley itself — Worthing station is 8 minutes by car or 15-20 minutes on the 1A bus. The A27 is at the southern boundary for the road network east (Brighton) and west (Chichester). The A24 is the natural commute route north toward Horsham and the M25.
Vale School and Whytemead Primary are the local state primaries. Worthing High and Davison High School for Girls are the main state secondaries — accessible by school bus or short drive.
Families who want more space per pound than central Worthing, with the Downs five minutes away. Popular with second-time renters who've outgrown a Worthing flat, professionals who drive rather than commute by train, and anyone who'd rather be a 10-minute drive from the seafront than a 30-second walk. Quieter than the Worthing town centre, much better value for square footage.

Broadwater sits just north of central Worthing — a big, settled village core wrapped in family streets, with a green at its heart and some of the most-requested primary schools in town.
Charmandean sits on the slope rising north-east of Broadwater — 1930s semis and detacheds on broad curving streets, big gardens, and panoramic views back toward the sea on a clear day.
Findon is an inland village in the South Downs above Worthing — a flint-and-brick high street, sheep-fair tradition still alive, and family houses set against open downland. Higher rents than central Worthing, but the trade is countryside on your doorstep.
Offington is the residential pocket between Broadwater and Durrington — interwar semis on quiet curved streets, the Offington roundabout at the centre, and a quietly suburban feel that's a 10-minute drive from the seafront.
