The village runs from the A259 in the north down to the shore, with a wide greensward between the seafront road and the beach. The two halves — village proper and the seafront — feel quite different: the village centre busier and more practical, the seafront streets quieter and more characterful.
Housing is mostly inter-war and 1960s bungalows and family houses, with pockets of older houses near the village core and newer development to the north. The high street has a Co-op, a chemist, a bakery, and the East Preston Library which doubles as a community hub. East Preston Golf Club is on the western edge.

East Preston doesn't have a station — Angmering is the closest, about 10 minutes by car or a longer bus ride. The 700 bus along the A259 connects east to Worthing and west to Littlehampton. Cars are practical for most residents.
East Preston Junior School and East Preston Infant School are the local state primaries, both well-regarded. The Angmering School is the local secondary, attracting families from several surrounding villages.
