The village has grown a lot over the last fifty years — what was once a flint-walled medieval core now has substantial estates to the north and west, and Angmering Park (a working country estate) anchors it from the east.
Housing varies more than most areas — Edwardian and inter-war cottages around the village green, 1960s estates around the high street, and newer developments further out. The village centre on The Square has the Lamb pub, a Co-op, a chemist, and a couple of cafés. Larger shopping (an ASDA, Boots, etc.) is at the western edge.

Angmering station gives direct trains to Brighton (28 minutes), Gatwick (58 minutes via Brighton), London Victoria (1 hour 28 minutes). It's slower into London than central Worthing but adequate for occasional travellers. The A259 connects east to Worthing and west to Littlehampton; the A27 is just north.
The Angmering School is the secondary; St Margaret's CofE Primary and St Wilfrid's Catholic Primary are local primaries. The school catchment for The Angmering School is well-defined and draws families from Ferring and East Preston as well.
Families wanting good local schools, a high street that works, and slightly lower rents than Worthing's central postcodes. Commuters who can live with a 90-minute London hop. Drivers who use the A27 and A259. Less coastal than Ferring or East Preston; more practical than Findon.
