Renting around Thomas à Becket rental market

The area around Thomas à Becket is predominantly flat-led, with houses making up a smaller share of available stock and bungalows rarely appearing at all. One-beds are sitting around £1,000 a month and typically letting in around a fortnight; two-beds — the most active part of this market — are at a median of £1,300 and moving at a similar pace. Three-beds, where available, are coming in around £1,675 a month and letting in roughly the same timeframe, though there's limited choice at that size right now. Studios are around £850 and tend to find tenants inside ten days.

It's a reasonably steady mid-summer picture. There's a decent spread of two-bed stock available, which gives tenants some choice, but properties are still moving consistently rather than sitting. Larger family homes are thin on the ground in this area, so when they do come up they tend not to hang around.

For investors weighing up the numbers, gross yields on flats are running at around 7.5%, with terraced houses a little lower at around 6.5%.
