“We have been tenants with Phillip James since 2021 and honestly cannot fault them at all. We have run into minimal issues since being tenants and any problems we have encountered have been rectified within an excellent time frame. I feel more than comfortable going to them with any issues that may arise and have never had a negative experience. We are extremely happy where we live and would recommend Phillip James to anyone 😊”

Features
Tarring is one of Worthing's oldest and most distinctive areas — a historic village core wrapped in family streets, with strong schools and a fifteen-minute walk to the seafront.
Read the Tarring guideBased on comparable properties as of October 2026.
Tarring has been steady into October, with most homes letting in around a fortnight. One-beds are moving fastest, typically inside ten days at a median of about £1,000 a month. Two-beds sit at around £1,300 and tend to let in a little under a fortnight, and there is a good choice of them. Three-beds come in nearer £1,750 and take around two to three weeks. Studios, at about £800, are a little slower, closer to a month.
The area is flat-led, with houses and bungalows making up a smaller share. Four-bedroom homes are thin on the ground and tend to take longer to let when they appear. Five-bedroom data is too sparse to read anything from. This is a small neighbourhood sample, so treat the larger sizes as indicative rather than firm.
Autumn relets are keeping things consistent, and the usual quieter stretch before Christmas is still a few weeks off. For investors, gross yields on flats are running at around 8%, with houses lower, nearer 6%.
A note on yields: figures shown are gross — annualised rent divided by the typical recent sale price for the same property type and bedroom count. Sale-price data is from HM Land Registry Price Paid.
