“We have been tenants with Phillip James since 2021 and honestly cannot fault them at all. We have run into minimal issues since being tenants and any problems we have encountered have been rectified within an excellent time frame. I feel more than comfortable going to them with any issues that may arise and have never had a negative experience. We are extremely happy where we live and would recommend Phillip James to anyone 😊”

East Worthing is the stretch from the town centre out toward Lancing — predominantly Edwardian residential streets, popular with families and commuters, with the seafront ten minutes away and its own train station for a faster London hop.

East Worthing's rental market has held steady into October, with one- and two-bedroom homes letting fairly briskly. One-beds are going in around a fortnight, typically at about £1,050 a month, while two-beds take a little longer, two to three weeks, at around £1,350. Studios are slower, about a month, at roughly £775. The market is overwhelmingly flat-led, so there's a good choice of one- and two-beds and families looking for houses have far less to pick from.
Larger homes are only lightly represented in our figures, so treat them as a guide rather than a firm benchmark. Three-beds are showing around £1,700 a month and letting in about a fortnight to three weeks. Four-beds are thinner still, with a median near £1,850.
This is the autumn relet period, which tends to be steady rather than frantic, before things quieten into the run-up to Christmas. Well-priced homes continue to move without much fuss. For investors, gross yields on flats are running at around 7% on typical sale prices.
A note on yields: figures shown are gross — annualised rent divided by the typical recent sale price for the same property type and bedroom count. Sale-price data is from HM Land Registry Price Paid.
