“We have been tenants with Phillip James since 2021 and honestly cannot fault them at all. We have run into minimal issues since being tenants and any problems we have encountered have been rectified within an excellent time frame. I feel more than comfortable going to them with any issues that may arise and have never had a negative experience. We are extremely happy where we live and would recommend Phillip James to anyone 😊”

Features
Heene is the central-west Worthing patch sandwiched between the town centre and West Worthing — Edwardian villas, leafy streets, and a small but useful local shopping strip on Heene Road. Walkable, quiet, and slightly more polished than the streets either side.
Read the Heene guideThe Heene market has been steady into October, with the smaller homes moving fastest. One-beds are letting in around a fortnight at a median of about £1,100 a month, and studios take a similar time at around £900. Two-beds are a little slower, typically about a month at around £1,400. The area is overwhelmingly flats, so larger houses are thin on the ground. Three-beds are too few to draw firm conclusions from, though the handful we've seen sit around £1,550.
The pace of two-beds is the one to watch. There is a good choice of them, and they take longer to find a tenant than one-beds, so pricing matters more there than anywhere else in the neighbourhood. Smaller flats priced sensibly are still going quickly.
This is a typical autumn pattern, with relets settling down before the quieter run-up to Christmas. It's also worth remembering this read covers Heene alone, a small patch, rather than Worthing as a whole. For investors, gross yields on flats here are running around 7%.
A note on yields: figures shown are gross — annualised rent divided by the typical recent sale price for the same property type and bedroom count. Sale-price data is from HM Land Registry Price Paid.
