Features
Worthing's central core — the pier, Montague Street's pedestrianised high street, the station, and the steadily-improving restaurant and bar scene. Walkable, well-connected, and the densest stock of one- and two-bed flats in the town.

Worthing town centre has been steady into October, with the usual autumn relets keeping things moving. It is very much a flat-led market, and the smaller homes are doing most of the work. One-beds are letting in around a fortnight at a median of about £1,050 a month, with most sitting between £900 and £1,200. Two-beds are the other mainstay, with a good choice available, typically around £1,350 and taking two to three weeks to let. Studios sit at around £825 and take a little under a month.
Larger homes are a different picture. Three-beds are thin on the ground here, and the sample is small, so the £1,600 median should be read with caution. Those that have let have taken a month or more, so a landlord with a family house should expect a slower, more patient process than with a flat. Four-beds are too rare in the data to draw any conclusion.
For investors, gross yields on flats in the town centre are running at around 7.5%, a little lower on houses. With Christmas approaching, expect activity to ease as the weeks go on.
