It has a village core — the old Patcham Place, the medieval All Saints' church, a parade of useful shops along Old London Road — wrapped in a much bigger suburban surround of 1930s semis and post-war family homes.
Most housing is interwar bay-fronted semis and 1950s family homes on quiet curved roads. Bigger detacheds appear closer to the Downs. Patcham Place is the centrepiece — a 16th-century house in 50-odd acres of public park. The area is family-oriented; weekday daytimes are notably quiet, weekend mornings are dog walkers and primary-school runs.
